About Home Seller Net

Home Seller Net is a free tool that helps homeowners estimate how much money they'll actually take home after selling their property. Selling a home involves more than the sale price — agent commissions, transfer taxes, your remaining mortgage balance, and various closing costs all come out of the proceeds. We built a calculator that brings these together into a single, clear net-proceeds estimate.

How the calculator works

The calculator starts from your expected sale price and subtracts your mortgage payoff, agent commission, state and local transfer taxes, and typical closing costs such as recording and settlement fees. Each U.S. state has its own page with defaults that reflect that state's customary rates and practices, including how transfer taxes are structured (flat, tiered, or marginal) and who customarily pays for owner's title insurance. You can edit every field to match your own transaction.

Where our numbers come from

Transfer tax rates and closing-cost conventions are compiled from state and local government sources and updated as laws change. Real-estate costs vary by county, by transaction, and over time, so we treat our state defaults as reasonable starting points rather than exact quotes. Always confirm the figures that apply to your sale with a licensed real-estate professional, title company, or attorney in your state.
