Every state-specific figure on the site is sourced from primary or official sources where possible — state Departments of Revenue, county recorder offices, state tax commissions, real-property statutes, and the official disclosure forms promulgated under them. When we summarize an industry custom that is not codified in law, we say so in plain language and point at the underlying reference where one exists.

Review cadence and dating

Data is reviewed on a periodic cadence and each calculator, guide, and reference page is stamped with a last-reviewed date so readers can see how current the information is. When a state changes a rate, a fee, or a disclosure requirement between reviews, we update the relevant page out of cycle and refresh the date.

Legal requirements vs. customary practice

The site is careful to distinguish between things the law requires and things that are merely customary or negotiable. Transfer-tax rates, disclosure forms, and statutory payment responsibilities are described as requirements. Who customarily pays for owner's title insurance, the typical commission split, and similar conventions are labeled as customary or negotiable, because the purchase contract — not custom — ultimately controls.
